With your approval of the preliminary design documents, we will prepare a
Guaranteed Maximum Price and a project completion schedule including design, engineering
and construction. This allows you to proceed with confidence before you have
spent large amounts of money for complete design documents.
Firm Contractual Commitment
We will prepare a firm contractual commitment, which you can utilize to
confirm your financial proforma. This document will give you a total
turn-key guaranteed price for the entire project. This single source of
responsibility ensures that your project will be constructed without
disputes or cost overruns. This will also allow you to proceed with the
design and construction utilizing a fast-track Project Approach commitment.
Preconstruction Services
With preliminary design documents completed, prices guaranteed and firm contractual commitments in place, Altman-Charter is available to assist your development team with the following preconstruction services:
Assist with the confirmation of the financial feasibility of the development including "hard" costs for land, infrastructure, and buildings, as well as, "soft" costs for start-up, operating costs, financial costs, project reserves and debt service requirements
Assist with fund raising and capital feasibility studies to ensure an accurate and complete message is communicated to your congregation about the scope and capital costs associated with your expansion or new facility.
Assist with project financing in order to obtain the most economical and appropriate financing. This could include assistance in development of a financing RFP, identification of potential financing sources, evaluation of financing proposals, and assistance in completion of financing closing documents.
