With an early Guaranteed Maximum Price established, Altman-Charter's team will prepare the detailed architectural and engineering working drawings necessary to solicit individual subcontract bids. We will complete these working drawings in stages, which allows us to solicit subcontract bids on those items of work, which are critical to the start of construction. This speeds construction time and helps reduce costs, and is possible because you have the protection of a Guaranteed Maximum Price.
Competitive Sub-contract Bidding & Owner Review
Upon completion of each working drawing package, we will:
Secure competitive bids from qualified local subcontractors and suppliers on all major items of work to be purchased
Review subcontract bid summaries with you and select the subcontractors to be used
Whenever it is to your benefit, we will provide direct labor and materials for the performance of work we normally perform.
Final Project Cost & Savings Return
Should the Final Project Cost be less than the Guaranteed Maximum Price, you will
benefit from 100 % of the savings and the contract will be written for the lower
amount. In the event it is more, you are protected by the Guaranteed Maximum Price.
Project Administration & Construction
We will be your Construction Manager on the project and provide the project management
talent required for the administration of the project including the following:
Provide a single source of responsibility for performance and cost
Coordinate and inspect all work
Buy project items and negotiate optimum prices to reduce project costs where advisable
Prepare and enforce subcontract documents
Assume responsibility of disbursing funds to subcontractors and suppliers, securing lien waivers you upon payment
Provide construction schedules, which will be reviewed regularly
